About housing association Södra bruket

Housing association* Södra bruket was established in 2010th. Apartments are sold for permanent and holiday living. The association consists of 28 apartments from one to four bedroom, they are spread over five buildings. There is also a hostel of 11 rooms and a kitchen and four more apartments. More facts about the housing association.

Today, about 15 apartments are sold to private owners. The others are for sale and those are owned by the association. The non-sold apartements are rented out as a tourist apartments/hostel to get off financially.

The six houses are located at the old mill just next to Kalmar Sund, just south of Degerhamn and near the southern point where popular Ottenby Bird Observatory and Lighthouse Långe Jan is located.

Apartments with potential!
The apartments have great potential. Some of the apartments are partly renovated others need to be updated in different ways. Several of the apartments have tiled stoves, wood burning stoves, wooden floors, different panels, mirrored doors, etc.. With a little care and love the charm can be preserved. Several of our owners has successfully updated their apartments. See pictures.

Easygoing and economical ownership!
If you are unable to use your apartment all year round, you can get help to rent your apartment, this contributes to an economically beneficial ownership. The rental can be taken care of by Södra bruket rental.

It is easygoing to be an apartment owner in a housing association. You do not have to think about painting the house or carry out external repairs. The association has its own caretaker who takes care of outside regular maintenance such as mowing the lawn. The association is also responsible for all external repairs. Culture Houses must not be altered externally in accordance with local area regulations. Exterior painting of all wooden houses was completed in 2011 and completely changed for one of the roof level. For more details see Annual Report for 2011.

Plans for the future
The association is looking in to lower heating costs and use a more environmentally friendly heating. Especially for those owners who choose permanent living. There are plans to deploy a combined pellet and wood stove in the three-room apartment available on Alunbruksgatan 2. Apartments with non-functioning fireplaces should be able to use just by providing the chimneys with pipes.

As the apartments further are sold new maintenance is planned such as changing roofs outside.

It is also possible to purchase raw winds for conversion to housing.

* Residents of a apartment in a cooperative housing association have a right of use of the apartment through the ownership of a share of a association (cooperative housing association) that owns and manages the residential building in which the apartment is situated. In addition to the down-payment at the take-over of the apartment, there is a charge for the actual use (monthly or annual charge). An apartment can only be made available to a member of a cooperative housing association. In principle, a apartment in a cooperative housing association can be transferred (sold) freely.
